Laurel sees largest residential purchase in past near two decades
Four million dollars.
That was the sale price for the four-bed, three-bath home located at 4510 Peconic Bay Blvd in Laurel. That’s more than any of the other 426 homes sales in the hamlet dating back to December, 2007.
During that period, only three homes in Laurel sold for more than $3 million, with the previous high-water mark coming in December, 2023, when the house at 760 Peconic Bay Blvd sold for $3.5 million. The sellers, Monte and Carolyn Redman, had owned the home for more than 20 years.
On Shelter Island, a house on North Midway Road sold for $5.1 million. This sale is the Island’s highest since, and comes just a week after the town saw two homes sell for more than $2.5 million each.
Elsewhere, there were five purchases of vacant lots, including two in East Marion.

543 Main Rd Realty Corp bought the mixed-use property with both commercial and residential spaces at 218 Main Road, just north of Indian Island County Park, from Charlenelouis Inc for $1.55 million.
Jeffrey Corwin and Lucinda Jackson sold the three-bedroom, 1,050-square foot house at 46 Edgar Avenue to Edbil Palencia, and Janeth Delcid for $340,200. Corwin and Jackson also sold the four-bedroom, 1,300-square foot house at 42 Edgar to Palencia, Delcid and Gladis Rojas for $586,595. Both properties are near Meetinghouse Creek.
Premier Home Sales Inc purchased the 1.2-acre vacant lot at 255 Peconic Bay Blvd, near Reeves creek, from Jerome & Cheryl Pizzuto for $465,000.
CUTCHOGUE
No real estate transfers were announced for Cutchogue this week.
EAST MARION
Strand LI LLC bought the half-acre vacant lot at 345 The Strand, near the north edge of Island’s End Golf & Country Club, from Maria Karabatsos for $605,000.
Ozone Park 87 Street LLC sold the one-acre vacant lot at 1435 Rocky Point Road, about a mile south of Rocky Point, to Robert & Anastasia Hugli for $555,000.
GREEENPORT
Bruce & Katherine Recher purchased the four-bedroom house at 1000 Green Hill Lane, near Inlet Pond, from Borrelli Trust for $1.45 million.
Richard Warden bought the house at 400 Wilmarth Avenue, near Stony Brook Eastern Long island Hospital, from Peter & Keith Harris and Mary Gaylord for $585,000.
Four Forty Five Realty LLC sold the three-bedroom condo with water views of Stirling Basin at 123 Sterling Avenue Unit 8 to 1238 Sterling LLC for $1.33 million.
JAMESPORT

4510PECBB LLC purchased the four bedroom, almost 3,400-square foot house at 4510 Peconic Bay Blvd, just up the road from Brushs Point, from Monte & Carolyn Redman for $4 million.

Peter & Diana Malave bought the quarter-acre vacant lot at 255 East Road, just south of Breakwater Beach, from Antonios & Nicholas Antoniou for $400,000.

Peter & Deborah Conrad sold the four-bedroom house at 68 Vineyard Way, a short drive east from Long Island National Golf Club, to Valdemar & Zoe Sousa for $985,000.
Roberto Pirir and Jose Chamale purchased the four-bedroom contemporary home at 65 Fox Run Lane, near the west end of Terrys Creek, from Victor Lima and Damaris Ramos for $737,500.
Adam & Kathleen Kuskowski bought the two-bedroom condo at 145 Stoneleigh Drive, just south of Woods at Cherry Creek, from Pamela Geiger for $665,000.
