Multiple multimillion-dollar LLC purchases on Shelter Island lead this week’s sales
All three homes sold on Shelter Island this week went for well more than $1 million. Heading that list of three — all of which were purchased through LLCs — was a six-bedroom, nearly 5,000-square-foot home on Westmoreland Drive near the north end of West Neck Bay.
In Orient, both sales recorded this week also topped $1 million. Elsewhere, home sales were mainly in the six-figure range.

AQUEBOGUE
No real estate transfers were announced in Aquebogue this week.
CUTCHOGUE
The home at 475 Lilac Lane, with an in-ground pool near Mud Creek, was sold slightly below list price for $990,000 by Alexis Livanos to John O’Brien and Kathleen DeSantis.
At 18275 County Road 48, a three-bedroom ranch house just down the road from Borghese Vineyard was sold by Gary and Anne Salice to Fredy Javier and Victoriano Guzman for $699,000.
EAST MARION
Michael and Donna Lupia bought a fully remodeled condo at 2460 Shipyard Lane, Unit 5E, with a Cleaves Point water view, from Ronald and Danielle Tadross for $1.35 million.
GREENPORT
Tasker Lane LLC purchased a partially wooded vacant lot at 1050 Tasker Lane, with beach access near Inlet Point, from the Estate of Jennie Dapontes for $560,000.
A corner-unit condo with a private deck at 29 Calebs Way, just north of Greenport High School, was sold by Edward Miller to Brandi Gonzalez and Brin Klinge for $488,000.
JAMESPORT
Elzbieta Morgan sold 118 Saint Marys Drive to Barbara and Allison DeSantis for $845,000.
LAUREL
No real estate transfers were announced in Laurel this week.
MATTITUCK
A ranch home at the end of a cul-de-sac at 925 Bennetts Pond Lane, behind Strawberry Fields, was sold by Philipp Balobanov and Anna Balobanova to Michael Singleton and Jessica Williams for $975,000.
The home at 780 Westview Drive, near the east end of Mattituck Inlet, was sold to Long Island Investor Group LLC for $680,000.
ORIENT
A custom-built house with panoramic water views off Harbor Road Beach at 305 Narrow River Road was sold by Ben and Christina Hansen to Kevin and Suzanne Delane for $2.35 million.
Michael Korell sold the home at 26975 Main Road, near Terry Point, to Janet Markarian for $1.25 million.
PECONIC
No real estate transfers were announced in Peconic this week.
RIVERHEAD
Dorothy Muma sold the commercial property at 1212 Roanoke Road to Miguel Naula for $630,000.
619 Roanoke Avenue Corp. purchased the commercial property at 619 Roanoke Ave. from Have Faith in the Lord LLC for $625,000.
David and Jessica Reister bought a three-bedroom ranch-style home at 985 Ostrander Ave., on Merritts Pond, from the Estate of Mary Sujeski for $570,000.
In an intrafamily purchase, Joseph Fratello sold a three-bedroom ranch at 199 Old Farm Road, near Woods at Cherry Creek, for $375,000.
SHELTER ISLAND
6 Ward Road LLC purchased the 2,300-square-foot home at 6 Ward St., near the Shelter Island School, from Stephen Harvey and Perry Sayles for $2.25 million.
Primrose Cottage LLC purchased the six-bedroom home at 9 Westmoreland Drive, on West Neck Bay, from Primrose Cottage Holdings LLC for $4.35 million.
26 Rocky Point Road LLC bought the three-bedroom home at 26 Rocky Point Road, near the Pridwin Hotel, from Tyler Jones and Amedeo Teseo for $1.845 million.
SOUTHOLD
M & D Merrick Properties LLC purchased a ranch-style beachfront home at 20845 Soundview Ave., off Whale Rock, from Rosanna Piazza and Jose Miguez for $1.73 million.
Georgia O’Connor purchased a partial interest in the home at 7870 Horton’s Lane, near McCabe’s Beach, from Mary Manfredi for $120,000.
