Orient sees biggest sale since 2023
Not since June 29, 2023 has a residential property in Orient sold for more than $3.625
million, which is the purchase price for the Dutch colonial home on a 1.73-acre lot at
215 Hillcrest Drive North. The house, located at 18603 Old Main Road, sold for $4.15
million just less than three years ago.
Elsewhere on the East End, three other homes – one each in Riverhead, Shelter Island
and Southold – sold for more than $2.3 million. Below are this week’s real estate transfers listed by location:
AQUEBOGUE
Marisol Baez purchased the three-bedroom Cape Cod house at 117 Trout Brook Lane,
near Terrys Creek, from Francis & Patricia Reilly for $737,350.
CUTCHOGUE
Andrew Line and Lisa Balfe bought the four-bedroom Cape Cod house at 315 Green
Way, by North Fork Country Club, from Veronica Hunzinger for $1.625 million.
EAST MARION
The Estate of George Megdanis sold the three-bedroom ranch house at 4645 Rocky
Point Road, close to Rocky Point, to North Fork Rentals LLC for $755,000.
GREENPORT
Rodriguez Ramirez LLC purchased the house at 817 Flint Street, near Fanning Point,
from Mario Garrido for $690,000.
BC Out East LLC bought the house at 45 Booth Place, just west of Stony Brook Eastern
Long Island Hospital, from John & Barbara Bakelaar for $500,000.
JAMESPORT
John Carroll and Veronica Ammirati sold the three-bedroom ranch house at 56 Dougs
Lane, just north of Miamogue Point, to Michael & Beth Kohler for $910,000.
LAUREL
Wilson Pastuzano purchased the four-bedroom house with an in-ground pool and
greenhouse at 1425 Laurelwood Drive, northwest of Brushs Point, from Jay Slotkin and
Joanne Davis-Slotkin for $990,000.
MATTITUCK
Christopher Manning bought the three-bedroom ranch house at 360 Westview Drive,
just off Mattituck Inlet, from James & Christine Murphy for $750,000.
Randolph Polyn sold the half-acre vacant lot at 3000 Grand Avenue, just north of
Mattituck Inlet, to Paramount Development Group Inc for $535,000.
KMT Rose LLC purchased the vacant lot at 2000 Naugles Drive, a half-mile walk from
Breakwater Beach, from the Samaras Family Trust for $100,000.
ORIENT
215 Hillcrest LLC bought the three-bedroom, 5,800-square-foot house at 215 Hillcrest
Drive North, just west of Mulford Point, from Ellen Buchbinder-Berman for $3.625
million.
PECONIC
No real estate transfers were announced for Peconic this week.
RIVERHEAD
Fred Martin sold the three-bedroom house with views of the Long Island Sound, at 1
Dolphin Way, just east of Reeves Beach, to Andrew Redvanly for $2.31 million.
Fabian & Maria Vasconez and Peter Guzman purchased the one-bedroom house at 423
Claus Avenue, near the southern corner of Stotzky Memorial Park, from Michael &
Katherine Perivolaris for $500,000.
Gregory Punda bought the two-bedroom condo at 2701 Amen Corner, near the heel of
Woods at Cherry Creek, from the Grace DeFriest Trust for $467,000.
The Estate of Harold Carr sold the three-bedroom colonial house at 1128 Roanoke
Avenue, just north of Merritts Pond, to 1128 Roanoke Ave LLC for $435,000.
Iris Escobar purchased the three-bedroom house at 927 East Main Street, just down the
road from Sawmill Creek, from Theresa Walters for $419,000.
SHELTER ISLAND
Ricki Stern and Evan Guillemin sold the four-bedroom house at 31 Grand Avenue, up
the street from Stars Café, to Peter Arnold and Timothy Braun for $2.525 million.
Anastasia Casale and Andrew Graham purchased the four-bedroom Cape Cod house
at 1 Gazon Road, between West Neck Bay and Menantic Creek, from Christina Cooley
for $1.18 million.
SOUTHOLD
Port of Egypt Enterprises Inc and William & Kae Lieblein sold the commercial property
at 62300 Route 25, on Budds Pond, to Hink Poe Holdings LLC for $11.5 million.
James & Maria Rielly bought the four-bedroom house with an in-ground pool at 1635
Laurel Avenue, just south of Long Creek, from Marratime Capital V LLC for $2.6 million.
