January opens with sale of historic home in Orient
The first full week of January saw the sale of the 245-year-old Hale House. Built in 1781, the property at 200 Village Ln with cathedral ceilings and a barn on the property is reputed to be one of the first schoolhouses in Orient.
The week also saw seven home sales in Southold, ranging from a two-bedroom cottage that went for just more than half a million dollars to a 3,500-square-foot house with bulkheaded waterfront that went for more than five times that amount.

Hector Real Estate LLC bought a 4-bedroom home at 242 Trout Brook Ln in a foreclosure sale for $655K from William R Garbarino (Referee) and Mercy Rich (Defendant).
CUTCHOGUE

EAST MARION
Mohammed & Francisca Sherif sold their 3-bedroom farmhouse style house at 12115 Main Road near Dam Pond Bridge to Robert & Jill Walsh for $750K.
GREENPORT
Bay Avenue Ventures LLC purchased commercial property at 205 Bay Avenue in downtown Greenport from Round Corner Partners LLC for $1.675 million.
JAMESPORT
No real estate transfers were announced for Jamesport this week.
LAUREL
No real estate transfers were announced for Laurel this week.
MATTITUCK
Chatin LLC sold a 4,000-square-foot home with tennis courts and a water view at 250 Naugles Drive, near Breakwater Beach, to Lewis Wyman for $1.71 million.
At 55 Knollwood Ln, Piotr Uklanski and Alison Uklanska sold the 3-bedroom house built by Andrew Geller in 1962 between Mattituck Inlet and Long Creek, to Camilla Rothenberg and Joseph Ostwald for $1.6 million.
Alison Jackson bought the 2-bedroom beach cottage at 1295 Sigsbee Rd, near Veterans Beach, for $830K from Rachel Kovar.
ORIENT
Gordy Rogers and Jeanne Goodman purchased the Hale House at 200 Village Ln from Edwin Constant for $850K. The historic landmark was built in 1781 and is reputed to be one of the first schoolhouses in Orient.
PECONIC
No real estate transfers were announced for Peconic this week.
RIVERHEAD
4 East Main Street DLS LLC bought a commercial property near Peconic Riverfront at 4 East Main St from Anthony Meras for $840K.
Near Merritts Pond, Lodgeport LLC sold a 4-bedroom Cape Cod house with a new roof and siding at 137 Merritts Pond Rd to Julian & David Bonilla and Ever Bonilla-Reyes for $675K.
Mark & Mindy Burman bought a 2-bedroom condo at 2604 Amen Corner, by the south end of Woods At Cherry Creek, from the Demacos Family Trust for $485K.
SHELTER ISLAND

Jose Urrutia purchased the 3,500-square foot house with bulkheaded waterfront on the Long Island Sound at 54985 County Road 48, up the road from Town Beach, from Spyro & Margarita Avdoulos for $2.7 million.
Roseann Prussen sold the 3-bedroom, 3,000-square-foot house at 3520 Old North Road, near Horton Neck, to Lauren Greco for $1.307 million.
Jaclyn Costantino and Andrea Charron bought the 2-bedroom home at 175 Soundview Avenue Extension, with access to Horton’s Point Beach, for $1.225 million from Emaline Karam.
Raymond Gosselin and Nancy Arnold purchased the ranch house on slightly less than half an acre at 600 Parkway, just south of Jockey Creek, for $910K from Brendan & Allison Galligan.
Deborah Lehrer sold the 3-bedroom ranch house at 2955 Hyatt Road, nearby McCabe’s Beach, to Vincent & Camille Travagliato for $850K.
At 570 North Bayview Road, Paula Lawson sold the 3-bedroom ranch house that’s a quick walk to Goose Creek Beach to Tara Dolan for $690K.
The 2-bedroom cottage at 875 Oak Avenue with beach access to Goose Creek was bought by Paul & Julie Allen from the Estate of Robert Grattan for $535K.
