Post-Thanksgiving week brings mostly six-figure purchases

Two themes dominated this week’s real estate roundup: easy access to the waterfront and accepted offers of less than $1 million.

There were multiple homes that sold for more than $2 million, including one of two properties near Cleaves Point in East Marion. One property with a three-stall barn and another with two legal houses on a single lot each sold for more than $1 million.

Meanwhile, more than half of the homes that closed this past week sold for six figures.

AQUEBOGUE

CUTCHOGUE
Lucas Baker and Daniel Wakefield sold their four-bedroom house with a three-stall barn at 3615 Vanston Road, in the Nassau Point neighborhood, to John Farrell for $1.3 million.

The 1.25-acre property at 875 Alvahs Lane, near North Fork Country Club, with two legal houses on the lot, was sold by the Estate of Paul Kapustka to Wen Ev Co. LLC for $975,000.

Near Haywater Cove, a vacant quarter-acre lot at 910 Fleetwood Road was sold by Jennifer Maye to Moosecove LLC for $525,000.

EAST MARION
Two purchases were recorded on Shipyard Lane near Cleaves Point.

A newly constructed five-bedroom home at 2350 Shipyard Lane was sold by Modern Age Builders Corp. to Denis and Mia Tarpey for $2.77 million.

A condo at 2460 Shipyard Lane, Unit 5G1, was sold by the Nancy Pellegrino Trust to Nicholas and Mary Voulgaris for $950,000.

Meanwhile, Sarah Ross sold a home at 1117 Cedar Lane, surrounded by lavender fields and offering Gardiners Bay beach access, to Marybeth McGaugh and Matthew Greenway for $2 million.

GREENPORT
At 2515 Sound Drive, a home on a half-acre lot with beach access to Long Island Sound near Inlet Point was sold by NoFo LLC to Emmanuel and Evangelia Petrakis for $1.55 million.

JAMESPORT
The home at 23 Center St., near Simmons Point, was sold by the Estate of Edward Langton to Patrick Murphy and Rosemary Swedenburg-Murphy for $1.15 million.

LAUREL
A bayfront raised ranch house at 17 Beach Road, near Browns Point, was sold by the Estate of Jean Richards to Jennifer Alese for $1.985 million.

A gutted and redesigned two-bedroom home at 300 Sixth St., near Horton Creek, was sold by Julia Conway to Shivin Kwatra and Sameera Sabherwal for $849,000.

MATTITUCK

RIVERHEAD
A two-bedroom Balmorel-model condo at 32 Blueberry Commons, off Sawmill Creek, was sold by Sheila Gatto and Phyllis Haber to Anya Pozdniakov for $440,000.

Sarv 30 Properties LLC purchased a ranch house at 799 Harrison Ave., near Target, from Local Property LLC for $400,000.

Suffolk County sold vacant land at 18 Hubbard Ave., just off East Main Street, to Mohammed Siddiqui for $375,500.

A three-bedroom house at 1031 Parkway St., near Stotzky Memorial Park, was sold by the Estate of Walter Semaschuk to Dmytro and Nadiya Artemchuk for $365,000.

SHELTER ISLAND
A three-bedroom home at 20 Bowditch Road, across from the recycling center, was sold by Wendy and Lance Willumsen to Margaret and Peder Larsen for $990,000.

The Nature Conservancy sold a three-bedroom home on a 1.5-acre lot at 8B Lilliput Lane, near Crab Creek, to Buddy B LLC for $1.7 million.

The Estate of Mary Dwyer sold 9 Crescent Way, near Gardiner’s Bay Country Club, to Laurence and Louise Rosenberg for $1.675 million.

SOUTHOLD
Susan Raleigh sold a three-bedroom ranch house at 50 Summit Drive, near Corey Creek, to Erika Munter for $783,000.

A condo at 2555 Youngs Ave., Apt. 7D, just north of the Southold LIRR station, was sold by the Ruth Covatti Trust to Rosemarie Nuzzi for $500,000.

A two-bedroom manufactured home from the early 1970s at 500 Summer Lane, within walking distance of Goose Creek, was sold by the Estate of Alan Doroski and Allison Latham to Lucy Cat 2 LLC for $407,000.
