Homebuyers this week prioritized water access. Even in the week leading up to Christmas, listings across the East End were dotted with descriptions highlighting swimming pools and beach access, apparently a prime amenity to buyers across the price spectrum.

CUTCHOGUE
Gregory and Amanda Wood purchased the colonial home at 175 Birch Lane, with an in-ground pool and private beach rights near Duck Pond Point, from Nancy Costello for $1.25 million.

In an intrafamily purchase, the Estate of John Brush sold a home at 34640 Main Road, within walking distance of Cutchogue East Elementary School, to Joseph and Lisa D’Ioro for $262,500.

EAST MARION
No real estate transfers were announced this week.

GREENPORT
A five-bedroom postmodern home at 695 Sound Drive, with a heated saltwater pool near 67 Steps Beach, was sold by Konstantine and Tina Karagiannis to Billy and Joann Davaris for $2.163 million.

A two-year-old farmhouse with an in-ground pool at 3200 Bay Shore Road, in Peconic Bay Estates, was sold by Sean McKay and Sarah Elias-McKay to Nicholas Stein for $2.025 million.

JAMESPORT
No real estate transfers were announced in Jamesport this week.

LAUREL
Leanne Luce sold the five-bedroom Victorian house at 1982 Main Road, near Clovis Point Vineyard, to 1982 Main Road LLC for $965,000.

MATTITUCK
Joseph and Jo-Ann Avella purchased a 2,200-square-foot Cape Cod home built in 1979 at 2500 Ole Jule Lane, on James Creek, from Ferdinand Galvis and Alessandra Legeros for $940,000.

Robert and Wendy Lehnert bought the three-bedroom ranch house with a vinyl pool, built in 1983, at 925 Theresa Drive near Marratooka Point, from Stephen Ostrowski for $895,000.

ORIENT
A three-bedroom Craftsman-style ranch home at 555 Three Waters Lane, with beach access near Orient State Park, was sold by Lawrence and Jeanne Provenzano to EGN North Fork Holdings LLC for $1.01 million.

PECONIC
No real estate transfers were announced in Peconic this week.

SHELTER ISLAND
No real estate transfers were announced on Shelter Island this week.

SOUTHOLD
Josephine DiSanto purchased the five-bedroom bungalow at 65 Lake Drive, between Great Pond and Kenney’s Beach, from Hyewon Chun and Norman Roberts for $999,900.

Robin and Megan Man bought a two-bedroom cottage on Long Creek at 555 Mill Creek Drive from Donald and Pamela Schneider for $825,000.

Cameron Pase purchased the ranch house at 1040 Nokomis Road, near Croteaux Vineyards, from Robert Constant for $740,000.
