The residential sales record for Shelter Island has just been raised by more than $3 million.
The six-bedroom waterfront home overlooking Gardiners Bay at 4 Dawn Lane, designed by famed architect Norman Jaffe, sold for $15,995 million. The previous town-high purchase price was set in 2023, when the property at 2 Charlies Lane sold for $12.95 million. That sales price was nearly matched last year with the $12.85 million purchase of 1 Pandion Road.
For the second time in four years, the five-bedroom, 4,440-square-foot house at 2100 Park Avenue showed up as having one of Mattituck’s highest-ever purchase prices. Timothy and Charene Murray sold the home for $5.75 million, the third-most a residential property has ever sold for in Mattituck. That is the highest sale price for a property in Mattituck since the pair bought 1140 Park Avenue for $10 million in October, 2024. Coincidentally, the $4.5 million the pair paid for 2100 Park Avenue in 2022 was the third-highest purchase price ever of a Mattituck residential property at the time.
