Year ends with several $2-million-plus sales

The purchase price of a third of the post-Christmas home sales in the region exceeded $2 million. While those listings spanned the region from Cutchogue to East Marion, the one thing they shared was close proximity to the water.

Below are this week’s real estate transfers, listed by location:

AQUEBOGUE
No real estate transfers were announced in Aquebogue this week.

CUTCHOGUE
Vasilis and Christina Fthenakis sold a colonial beachfront home on Peconic Bay at 6925 Nassau Point Road to 6925 Nassau Point LLC for $2.6 million.

A ranch-style house on a one-third-acre lot at 155 Pinewood Road, near Wickham Creek, was sold by Kimberly and Dina Palermo to Bradford and Lisa Walker for $2.44 million.

Gregory Deligiannis and Marianna Karavolias purchased a recently renovated two-bedroom Cape Cod house near Little Creek at 795 Pine Tree Road from Eric Wahl for $849,000.

EAST MARION
Matthew and Michele Griffin bought a 1,700-square-foot, four-bedroom home on Gardiner’s Bay at 500 South Lane from Ellen Zimmerman for $2.046 million.

A 2,300-square-foot, three-bedroom ranch house at 2190 Stars Road, in Soundcrest Woods, was sold by the Estate of Luise Cocheo to Ria Julien for $945,000.

GREENPORT
No real estate transfers were announced in Greenport this week.

JAMESPORT
In an intrafamily sale, Daniel and Sandra Orlando purchased the three-bedroom house at 78 Morningside Ave., near Simmons Point, from the Estate of Anthony Orlando for $1.4 million.

LAUREL
No real estate transfers were announced in Laurel this week.

MATTITUCK
A six-bedroom house on a 3.5-acre lot at 3200 Cox Neck Road, with a saltwater pool and private dock on Mattituck Inlet, was sold by Joseph Sbarra to MatCNR LLC for $3.575 million.

The Estate of Faye Reynolds sold a four-bedroom ranch home on a one-third-acre lot at 855 Old Salt Road, fronting James Creek, to Nicholas Vercollone and Nikelle Biszantz for $2.35 million.

A renovated 1920s farmhouse at 9780 Old Sound Ave., next to Old Sound Vineyard, was sold by Daniella Landau to Deneb Bates and Irfan Qureshi for $1.25 million.

At 495 Knollwood Lane, a three-bedroom midcentury ranch near Mattituck Inlet was sold by the Florence Miro Trust to Jose Pirir for $725,000.

Marie Winiarz and Thomas Buchholz sold an updated two-bedroom house with cathedral ceilings at 160 Oak St., near Strawberry Fields, to Dalton Studios LLC for $480,000.

ORIENT
No real estate transfers were announced this week.

RIVERHEAD
Dominick Morreale purchased a two-bedroom condo at 191 Scenic Lake Drive, near Woods at Cherry Creek, from the Josephine Calendrillo Trust for $550,000.

Hugh and Dorothy Schaefer sold their 1,400-square-foot condo at 902 Willow Pond Drive, with beach access near Roanoke Point, to Vesa Islami and Gent Kelmendi for $485,000.

Nearby, a two-bedroom condo with a rear deck at 2401 Cedar Path was sold by Howard and Diane Schwartz to Margarita Chainey for $315,000.

SHELTER ISLAND
Above Crescent Beach, Alta Mira Trust purchased a partial interest in vacant land at 23 Serpentine Drive from Edward and Nancy Barr for $115,300.

SOUTHOLD
North Sea Developers Inc. sold a newly constructed 4,000-square-foot farmhouse-style home adjacent to Orient Beach State Park at 655 North Sea Drive to Roberto Mancuso and Dana Gencarelli-Mancuso for $2.1 million.

Lana Aledort purchased a ranch-style home at 720 Mechanic St., between Town Creek and downtown Southold, from Angela Dwyer for $950,000.

A two-story 1830s farmhouse-style home with a detached accessory apartment at 9875 Main Bayview Road, near Corey Creek, was sold by Patricia MacIntyre to Daniel and Leda Traslavina for $950,000.

In Founders Village, near the Southold LIRR station, a renovated 1,200-square-foot condo at 2555 Youngs Ave., Apt. 14A, was sold by Salvatore and Adeline Yanello to Theresa Lyon for $685,000.
